Which landlord are you?

First-time landlord
Inherited a flat, accidental landlord, or buying your first BTL. We'll talk you through the legal essentials (right-to-rent, deposit protection, gas safety, EPC, selective licensing) so nothing falls through the cracks. Full management is the usual fit.
Time-poor portfolio landlord
You own several BCP properties and want them off your desk. Full management across the portfolio with one point of contact, one set of statements, and a back office that actually keeps up with renewals.
Self-managing landlord
You want to find a tenant properly but handle the day-to-day yourself. Tenant find — £900 flat — covers listing, viewings, referencing, contracts and deposit registration, and then you take over.
Switching from a high-street agent
Tired of paying 12% to a branch that hasn't returned your call. We handle the switchover, including any tenant communication and re-protecting the deposit if needed. The first six months of management are £99 a month while we earn your trust.

Landlord questions, answered
- How is your tenant find different from putting it on OpenRent myself?
- OpenRent is fine if you want to do the work yourself — but you'll be answering enquiries from your phone, vetting tenants without referencing tools, drawing up your own tenancy agreement and protecting the deposit yourself. We do all of that (plus accompanied viewings by our local team, full referencing with Right-to-Rent checks, and proper paperwork) for £900 flat. We also list on Rightmove and Zoopla — OpenRent doesn't.
- What's the catch with maintenance at cost?
- There isn't one. We coordinate every repair through trusted local contractors — gas, electrical, plumbing, general handyman — and the invoice goes to you at whatever the contractor charged. We don't add a percentage or a 'coordination fee'. Our income comes from the management fee, not from marking up your boiler service.
- What about the abort fee?
- £150, only if you instruct us and then change your mind before we've started marketing. It covers the time we've already spent on initial setup, compliance checks and onboarding. If we go ahead, you never see it.
- Will you actually go to my property for inspections?
- Yes. Periodic inspections (typically twice a year for fully-managed properties) are done in person by our local team — same person every time where possible — with a written report. Not a checklist sent over from a desk.
- Do you cover HMOs and licensed properties?
- Yes. We handle BCP Council's selective licensing scheme, mandatory HMO licensing requirements, and the additional compliance that comes with both. Talk to us about your specific property and we'll quote on full management appropriately.
- What happens if my tenant stops paying?
- We chase arrears from day one and keep you informed. If it escalates, we work with a property-law solicitor to serve the appropriate notice (Section 8 or Section 21) and manage the process through to vacant possession. Rent guarantee cover is available as an optional add-on so you're protected during the gap.
