Why most agents charge a percentage

A traditional high-street agent pays for a shop, the staff to run it, and a lot of manual paperwork. Those costs are covered by taking around 10–14% of your rent every month, so the fee goes up whenever your rent does — even though the work doesn't.

How we're different

We don't have high-street branches. We use modern software, including AI, to handle the administrative side of lettings — drafting listings and letters, answering routine questions, organising viewings, tracking safety certificates and deadlines. Every decision that matters is made by a person, and everything that has to happen at the property is done by our local team.

Lower running costs mean we can charge one clear, flat fee and publish it. You can see every fee on our fees page.

Our local team

Our local team lives and works in the areas we cover. They visit every property before we take it on, carry out accompanied viewings, and do routine inspections for the properties we manage. They are the people your tenants meet — not a call centre.

What we do

• Tenant Find — we market your property, run the viewings, reference the tenant and set up the tenancy. You manage it from there.
• Full management — everything in Tenant Find, plus rent collection, repairs, inspections, compliance and renewals for as long as you want us to.
