Tenant fees
We never charge tenants fees for viewings, referencing, tenancy agreements, inventories or renewals. Extra references and guarantor checks are paid by the landlord, never the tenant. Under the Tenant Fees Act 2019, the only payments a landlord or agent can ask a tenant in England for are:
| Payment | Limit |
|---|---|
| Rent | As agreed in the tenancy |
| Holding deposit To reserve a property while references are checked. | 1 week's rent |
| Tenancy deposit 6 weeks' rent where the annual rent is £50,000 or more. Protected in a government-approved scheme. | 5 weeks' rent |
| Change to the tenancy When the tenant asks for it — for example adding or replacing a tenant. Reasonable costs if higher. | £50 |
| Late rent Interest on rent more than 14 days overdue. | 3% a year above base rate |
| Lost keys or security devices With evidence of the cost. | Reasonable cost |
| Ending the tenancy early Only if the tenant asks to leave early. | Landlord's loss or reasonable costs |
| Bills Utilities, broadband and phone, TV licence and council tax, where the tenancy makes the tenant responsible. | As used |
Properties in Wales are covered by the Renting Homes (Fees etc.) (Wales) Act 2019 instead, which has similar limits.
