Letting your property with us is straightforward. Here's exactly what happens, and what we need from you along the way.

Step 1: Sign up with your details and your property's
Tell us who you are and about the property — address, type, bedrooms, the rent you're hoping for, and whether you want Tenant Find or full management. It takes a few minutes online.

Step 2: Book a visit from our local team
We visit every property before we take it on. Pick a time that suits you and someone from our local team will look round, check it's ready to let, and answer your questions in person.

Step 3: We confirm your quote
After the visit we confirm your rental valuation and your fee in writing. The fee is the flat fee on our fees page, never a percentage of your rent.

Step 4: Sign our terms online
Read and sign our terms of business online. We'll check your identity and that you own the property (or are authorised to let it), and ask for copies of your safety certificates.

Step 5: We find your tenant — or manage your property
We list the property on the major portals, run accompanied viewings, reference applicants and set up the tenancy. With full management we then collect the rent, arrange repairs and keep you compliant for as long as you want us to.

What you'll need

Photo ID and proof of your address
Proof that you own the property, or are authorised to let it
Consent to let from your mortgage lender, and from your freeholder if the property is leasehold
A current gas safety record (if there's a gas supply), electrical safety report (EICR) and Energy Performance Certificate
Any licence the property needs from the local council

Missing a certificate? Tell us when you sign up — we can arrange it for you. You pay the engineer's invoice plus our 8% arranging fee.
